What actually differs
- Certificate of insurance. Most property managers need one naming the building before anyone starts. Ask the removal company for it, naming the right entity, before you schedule.
- Hours. Amenity spaces cannot be closed at noon. Early mornings, evenings and weekends are normal for commercial spa work.
- The route. Service elevators, loading docks, protected floors and lift reservations. A below-grade fitness room is a different job from a back garden.
- Sign-off. Board or management approval, and an invoice with terms rather than a card at the door.
Where these usually are
Indoor units below grade, in fitness rooms, or on upper-floor terraces — which means protecting the route out as much as removing the unit. Floors get covered, corners get padded, and the shell is cut small enough for a service lift rather than manhandled through a stairwell.
Multiple units
An apartment community replacing spas across several buildings is a per-unit rate, scheduled around the amenity calendar. Put the unit count and your schedule in the quote notes so the request goes to a company that can price it per unit.

Can it be invoiced?
